The short answer

General Contractor in Newton, MA

NC Construction is a general contractor based in Woburn that works in Newton, MA. We handle kitchen and bathroom remodels, additions, finish carpentry, decks, siding, roofing, stone and tile work. Nathan Cunha, the owner, walks the house, checks historic and demolition review up front, writes a clear estimate and stays on the job until it is done.

Thirteen villages, very different houses

Newton is really thirteen villages under one city name, and the houses change a lot from one to the next. West Newton Hill and parts of Newtonville are full of large Victorians and Colonial Revivals from the railroad suburb years. Newton Upper Falls and Newton Lower Falls grew up as mill villages along the Charles River, with smaller worker houses close to the street.

Waban and much of Newton Centre and Newton Highlands filled in between the 1920s and 1940s with well-built colonials, capes and Tudors. Nonantum has many two-family homes on tight lots. Oak Hill Park, built after World War II on the site of an old sand and gravel pit, is a planned neighborhood of capes and ranches, and Oak Hill and Thompsonville have plenty of ranches, raised ranches and split-levels from the same era.

That mix matters. A kitchen job in a Waban colonial, a porch rebuild on an Auburndale Victorian and a dormer on an Oak Hill Park cape each need a different plan, and we scope each one on its own terms.

The projects Newton owners ask for most

In the 1920s to 1940s colonials, the most common request is opening up a closed kitchen, updating original baths and finishing a basement or attic for more living space. These houses usually have good framing, so the work is about layout, finish carpentry and clean tile.

On the big Victorians, the jobs are often exterior: rotted porch decks and columns, failing trim, clapboard and shingle siding, and roof flashing around chimneys and dormers. Inside, owners want modern kitchens and baths without losing the original trim and doors.

Two-family owners in Nonantum and Newton Corner often renovate one unit at a time, while postwar capes and ranches tend to get dormers, rear additions and new decks. We also do mud-set tile floors and shower pans, slab tile and stone wall work when the project calls for it.

Historic districts and demolition review in Newton

Newton has four local historic districts: Auburndale, Chestnut Hill, Newton Upper Falls and Newtonville. Each has its own commission, and exterior changes in those districts generally need its approval before the building permit moves forward. Window, siding, porch and roof changes are the usual triggers.

Citywide, Newton also has a demolition delay ordinance run by the Newton Historical Commission. Buildings 50 years old or older, including garages and sheds, are reviewed before full or partial demolition, which can include taking down part of a house for an addition. If a building is found preferably preserved, a delay can apply. We check this at the first visit so it does not surprise you after the design is done.

Beyond that, structural work, additions, roofing and most decks need a building permit from the city, plus separate plumbing and electrical permits. Newton has also adopted the state Specialized Opt-in Energy Code, which mainly affects new homes and major additions. We help handle the permit process and keep inspections on schedule.

Weather, wood and older envelopes

Newton gets the full New England cycle: heavy snow, ice dams on long eaves, spring rain and humid summers. On older houses, water usually gets in at the same spots: porch roofs, chimney flashing, window sills and the bottom courses of siding. When we open these areas, we fix the cause, not only the rot you can see.

Roofing, siding, decks and porches are best done from late spring through fall. Kitchens, baths, basements and floors run all year, so winter is a good time for interior work, especially if the exterior part of a project needs commission review first.

How NC Construction runs a Newton job

We are based in Woburn and reach Newton by Route 128. Nathan does the walkthrough, writes the estimate and is on site while work is underway, so you deal with one person who knows the job.

Many Newton streets are narrow, with tight driveways and close neighbors. We plan dumpster placement and parking up front, protect floors and finished rooms, keep dust contained and clean up every day. If we find hidden rot, old wiring or framing that was cut in an earlier renovation, we stop, show you and put any change in writing before going further. The estimate is free.

Newton has four: Auburndale, Chestnut Hill, Newton Upper Falls and Newtonville. If your address is in one, exterior changes generally need commission approval first. We check this at the first visit.
It can. Newton reviews full and partial demolition of buildings 50 years old or older, and removing part of a house for an addition may count. We look at this early so the schedule accounts for it.
