The short answer
General Contractor in Belmont, MA
A town built mostly before the war
Belmont is small and almost fully built out, so most projects here are on houses that have stood for 80 to 130 years. Payson Park, near Cushing Square and the Watertown line, was laid out in the late 1880s and filled in by around 1920 with Queen Anne, Colonial Revival, English Revival and Craftsman houses. Around Belmont Center you see Georgian and Colonial Revival homes, gambrel colonials and Shingle Style houses, with some split-levels and contemporaries mixed in.
The south side of town, around Cushing Square and Waverley Square, has a lot of two-family houses and smaller lots. Up on Belmont Hill the lots get bigger and the houses get larger. Each part of town brings a different kind of job, but almost all of them share one thing: original framing, plaster and trim that need a careful hand.
The projects Belmont owners call about
Kitchens are the most common request. Many Belmont kitchens were last redone decades ago and sit in a small back room. Opening the kitchen to the dining room, adding a pantry or moving a doorway can change how the whole first floor works, but it often means a beam and a building permit, so we plan that from day one.
Two-family owners usually want to update one unit at a time: new baths, new floors, a refreshed kitchen and better back stairs and porches. We schedule the work so the other unit stays livable and the tenants or family upstairs are not stuck without water or access.
Exterior work is the other big category. Wood clapboard and shingle siding, open front porches, rear porches on two-families and old roofs all take a beating here. We repair what can be saved, replace what cannot and match profiles so the house still looks like itself.
Inside, finish carpentry matters in these houses. Window casings, baseboards, built-ins and stair parts often need to be patched or copied, not replaced with stock trim. We do that work ourselves, along with tile and mud-set shower floors in the baths.
Historic districts and demolition delay in Belmont
Belmont has four local historic districts reviewed by the Historic District Commission: the Pleasant Street Historic District, the Common Street Historic District, Richardson Farm and 291 Brighton Street. If your house is in one of them, exterior changes generally need the Commission's approval before the work can go forward.
Belmont also has a demolition delay bylaw. Buildings on the town's list of significant historic buildings can face a delay of up to a year before a demolition permit is issued, and that can matter for larger rebuilds, not only full teardowns. For everyday projects, additions, structural changes, roofing and most decks normally need a building permit, with separate plumbing and electrical permits. We look at all of this during the first visit and help handle the permit process.

New England weather on old houses
Older Belmont homes were not built with modern flashing, ice barrier or insulation. Snow load and ice dams push water under shingles and behind trim, and freeze-thaw cycles open up joints in porches and stairs. When we fix a leak or a soft porch floor, we trace it to the source so the repair lasts more than one winter.
Belmont has also opted into the Massachusetts Specialized Energy Code. It mainly affects new homes and major projects, but if you are planning a large addition or a gut renovation, the energy rules can shape insulation and mechanical choices. We raise it early so it does not surprise you halfway through design.
Roofs, siding, porches and decks are best done from late spring through fall. Kitchens, baths and floors run all year, so winter is a good time to start inside work.
How we run a Belmont job
NC Construction is based in Woburn and takes on projects throughout Belmont. Nathan does the walkthrough, writes the estimate and is on site while the work is happening, so you deal with one person who knows the job.
Belmont streets are narrow and parking is tight in places like Cushing Square and Waverley Square, so we plan dumpster placement, deliveries and parking with you before we start. We protect floors and stairs, keep dust contained and clean up at the end of each day. If we open a wall and find rot, old wiring or framing cut by a past owner, we show you and agree on a fix in writing before going on. The estimate is free.
